My personal and advice here is that in order to maintain your property and ensure that it appreciates at least the average of other neighborhood properties, you should realize that there will be constant cost for maintenance and repairs.

Certain repairs or maintenance issues if not done as soon as possible, could definitely escalate into a major problem and increase the cost to correct the problem at a later date. Perhaps the best of it example of this, is not getting an annual termite inspection. Typically, these inspections cost about $75. This is a minor cost compared to the cost to eradicate the termites at a later date, and more importantly, to replace wood that has been weakened to the extent that it becomes a structural material problem.

What people don’t realize, is by putting off an annual inspection which could turn up problems that would just require spot treatment, or even if they require tenting of the house it would be far less expensive, when the homeowner finds out that by not paying attention and having a regular inspection, not only do they have to 10th the property, they have to replace a lot of the lumber in the house that has been turned into Swiss cheese by termites nesting in the property for many years.

Yes, the replacement of lumber in a home especially of structural lumber, can be many times the cost of tenting the the home itself.

Many people don’t realize these facts until they go to sell their property and then in the middle of the escrow, when the termite report comes back, they are astounded by the cost, not by the eradication that may be required but by the repair that was caused by not getting regular inspections over the course of their ownership of the property.

This is just one example, I could go on in state many others, but what I’m trying to say here is that all property, even condominiums, require proper maintenance and repair.

As the chart suggests, you don’t want to be surprised by these cost. So, my personal suggestion would be when you buy a property you should set up a maintenance fund. This could be as simple as opening a separate savings account just for home repair and maintenance and funding this account on a regular basis, such as setting aside a small part of your paycheck to go into this special fund.

Sure this is going to take a little effort, and definitely some commitment, but, it’ll definitely pay for itself in the long run by being able to hopefully offset repairs and maintenance that needs to be done on a timely basis
