This nationwide index is perhaps the most reliable indicator of residential real estate activity in the country. This 20-city index rose a seasonally adjusted 0.1% and was up 6.3% compared with a year ago.

The statistics from this index seem to show that although residential home prices are not declining, their upward momentum is certainly decelerating. The index’s 6.2% annual gain was down from 6.4% in the prior three-month period ending that ended in May. Also, the 20-city’s annual gain was down from 6.5%.

Residential real estate in the West was the leader in home price appreciation for the country. Las Vegas was the leader in residential home price appreciation in June.  Here in San Diego California, we saw a home appreciation of .6% for June 2018. So far, the 12 month residential appreciation change for San Diego came in at a respectable 6.9%.

In another report, National Association of Realtors reported that the supply of homes for sale in July was unchanged from a year ago. This was the first time supply of homes for sale didn’t show a negative annual reading in a few years.

On this index of the 20 largest metro areas in the country, six of these cities had greater price increases in the year ending in June versus May 2018.
