When landlords withdraw their efforts to provide rental housing a shortage will result. That creates an upward pressure on rents thereby making rents even less affordable. This form of rent control has been tried before so many times but has never worked. If it ever did it would be utilized in every rental property across the country.

Until you clean up the vagrants oops I mean unhoused tent people, you will only have a bust on those projects. Look at all of the buildings in Downtown San Diego, because of the thousands of “Unhoused” people, the people living in their apartments are being assaulted by the homeless vagrants and finding them “unhoused” people in front of your business leaving dirt and poo there should be the issue to solve before ever building more buildings that aren’t affordable. 1. Debt Loads U.S. households are cracking under the weight of the debt they’re carrying. Household debt has risen for 23 straight quarters – and as of April, it stands at $14.3 trillion, according to the Federal Reserve Bank of New York. Auto debt’s been rising steadily for 36 months and now totals $1.35 trillion. Student loan debt exceeds $1.42 trillion. Credit card debt totaling more than $1.079 trillion just saw delinquencies rise 9.09% in April – to their highest level in two years. Read more »

As we all know, these are strange and trying times for everyone in the country. Originally, in California, Realtors weren’t considered an essential service. I understand that the California Association of Realtors was trying to get that changed and although it wasn’t changed yet in California, the Trump administration did declare that Realtors are essential.

As far as residential real estate sales go, the figures are not yet in for March. The February figures that did come in last week, show that the market was still strong. But, as we all know, now this pandemic has had a drastic effect on almost every type of business including real estate throughout the country. Read more »

San Diego new Central Library - Case-Shiller National Real Estate IndexThe latest Case-Shiller National Real Estate Index was just published today. This nationwide index is perhaps the most reliable indicator of residential real estate activity in the country. This 20-city index rose a seasonally adjusted 0.1% and was up 6.3% compared with a year ago.

The statistics from this index seem to show that although residential home prices are not declining, their upward momentum is certainly decelerating. The index’s 6.2% annual gain was down from 6.4% in the prior three-month period ending that ended in May. Also, the 20-city’s annual gain was down from 6.5%. Read more »

California homeownersSenate-Passed Tax Legislation Bad News for Homeowners

Yesterday morning, the U.S. Senate, by a vote of 51-49, passed legislation that would change the face of homeownership in this country for decades to come. The House passed its own version of tax reform Nov. 16,2017.

A last-minute change to the Senate version would make up to $10,000 in property taxes deductible for the small number of homeowners who would still be itemizing. Previously, the Senate version had eliminated the property tax deduction entirely. The change aligns with the property tax cap set in the House bill. One difference between the two bills is that the Senate version retains the deductibility of mortgage interest payments on up to $1 million of indebtedness; the House version caps indebtedness at $500,000 (again, for the small minority still itemizing).

Now, members of the Senate and the House must meet to agree on a final bill. It’s not too late to make your voice heard.

The following is a market data summary of detached and attached properties as reported by the San Diego County MLS system. The data includes all zip codes in San Diego County. All projections discussed in this analysis will be updated throughout the year in subsequent quarterly reports.

Market Overview: The data provided analyzes residential real estate sales beginning in the year 2000, which is used as the base year. The number of sold listings in San Diego County peaked in 2003 at 42,746 units and decreased through 2008 to 23,972 units. Based on data from the first two quarters of 2017, the projected total number of units sold for the year will be 34,888, down from 36,236 sales in 2016 (see Figure 1). Read more »

My wife and I make a decent living (Computer Programmer and a Regional Controller) but I don’t see how we can ever own a home in San Diego at these prices. Mira Mesa, Scripps Ranch, Penasquitos, and Tierrasanta are older neighborhoods that are falling apart and are way OVERpriced. Read more »
