San Diego County Residential Real Estate Market Analysis: 1st Quarter 2014

The following is a market data summary of detached and attached properties as reported by the San Diego County MLS system. The data includes all zip codes in San Diego County. * All 2014 data in figures 1 through 4 will be projected based on market data taken from January through March as reported by the San Diego County MLS system. All projections discussed in this analysis will be updated throughout the year in subsequent quarterly reports.

Market Overview: The data provided analyzes residential real estate sales beginning in the year 2000, which is used as the base year. The number of sold listings in San Diego County peaked in 2003 at 42,746 units and decreased through 2008 to 23,972 units. *The 2014 projection shows the total number of units sold for the year will be 24,860, which is near the 2008 low (see figure 1).

San Diego California home pricesDataquick, a real estate reporting company just issued a report that shows that San Diego housing market dipped slightly again in January as home sales hit their lowest levels in the past three years.

San Diego home prices also dipped in January with the median home price, falling $15,000 from December. But, even with that drop the January 2014 median San Diego home price was still up 15.7% from January 2012. Read more »

Today,  a report released by the San Diego Association of Realtors, showed a total of 1,609 single-family homes were sold last month, this figure was down 15.6 percent from November 2012, and 11.3 percent below October.

For attached homes sold in November were 761, down 19.4 percent from the same month last year, and 9.6 percent below October’s sales amount. Read more »

There is a move by the Left to ‘encourage’ people to abandon the ‘burbs and move back to the cities. High tolls on roads going into and out of the city, high gasoline taxes, no public parking and more taxes put on parking lots, etc. to make commuting cost prohibitive. They look at it as a salvation for the broke cities, environmentally friendlier, will encourage the construction of more mass transit facilities, and eventually will end the need for a car (or so they think). Just released report shows: Home Prices Rise Further in August 2013 According to the S&P/Case-Shiller Home Price Indices

The 20-city index climbed 1.3 percent in August over July and 12.8 percent over the past 12 months, its biggest annual gain since February 2006. All 20 cities posted gains from August 2012 with 13 of those at double-digit rates. Home prices accelerated in August over July in 14 out of 20 cities monitored in the S&P/Case-Shiller index

Las Vegas led the 19 other metros with a 29.2 percent annual gain in prices. San Francisco, San Diego and Los Angeles also posted annual gains of more than 20 percent. Read more »

San Diego Home Prices Jump 19.3%

San Diego home pricesStandard & Poor’s Case-Shiller Housing Price Indices released today, showed San Diego home prices increased by 19.3% in July 2013 vs July 2012!

Of the 20 cities tracked by S&P Case-Shiller only four cities showed a better (than San Diego home prices) July home price increase!
