Market Overview: The mean number of days a property was on the market in San Diego County reached a low of 29 in 2004. *The projection for 2013 shows the mean number of days on market to be at 46, lower than the 72 days in 2012 (see figure 4).

San Diego Home Prices Jump 19.3%

San Diego Home Prices

San Diego home pricesStandard & Poor’s Case-Shiller Housing Price Indices released today, showed San Diego home prices increased by 19.3% in July 2013 vs July 2012!

Of the 20 cities tracked by S&P Case-Shiller only four cities showed a better (than San Diego home prices) July home price increase!

Market Overview: The data provided analyzes residential real estate sales beginning in the year 2000, which is used as the base year. The number of sold listings in San Diego County peaks in 2003 at 42,746 units and decreases through 2008 to 23,972 units. *The 2013 projection shows the total number of units sold for the year will be 31,638, below the 35,935 units sold in 2012 (see figure 1). San Diego Condo Prices – Another Bubble?

New San Diego housing bubbleSan Diego California single-family median resale home prices hit $432,000 in March, a rise of 5 percent from February, and nearly 19 percent from March of 2012.

Condos and townhomes saw an even higher increase in the median price – $285,000, which is a jump of 14 percent from February, and 30 percent from March of last year.

Normally, single-family home prices should increase 2-3% a year tops plus inflation… yet we’re seeing 20-30% increases or more? Home values are halfway back to where they were pre-2007! Read more »

San Diego Real Estate – Home Prices Recover

San Diego home pricesToday, the National Association of Realtors released a report that showed U.S. sales of previously occupied homes rose 2.1 percent to a seasonally adjusted annual rate of 4.79 million, up from 4.69 million in September.

The October 2012 home sales pace is roughly 11 percent higher than a year ago. But that is still below the more than 5.5 million that economists consider a healthy housing market. Read more »

A Red Flag For San Diego Home Sales

DataQuick a real estate information service announced yesterday that home sales in San Diego County increased 4.2 percent in September, compared to a year ago, while San Diego home prices rose by 11.1 percent, year over year.

The median price of a San Diego home in September was $350,000, up from $315,000 in September 2011.

Unfortunately, the same report also showed that just a total of 17,859 new and resale houses and condos sold in Los Angeles, Riverside, San Diego, Ventura, San Bernardino and Orange counties in September, . That was down 20.4 percent from 22,438 in August, and down 1.6 percent from 18,149 in September 2011. Read more »

Detached Housing Market Specifics – 2nd Quarter 2011 compared with 2nd Quarter 2012: Detached home sales data for the 2nd quarter of 2012 shows the highest number of sales (1887 units) were between $300,000 and $400,000.
