Yesterday, the San Diego Association of realtors reported that although the median San Diego home sales price has stabilized above $500,000, single-family home resales for July decrease by 13% compared to sales in June. During the same period, sales of previously owned condominiums and townhomes fell about 2%.

San Diego California home pricesDataquick, a real estate reporting company just issued a report that shows that San Diego housing market dipped slightly again in January as home sales hit their lowest levels in the past three years.

San Diego home prices also dipped in January with the median home price, falling $15,000 from December. But, even with that drop the January 2014 median San Diego home price was still up 15.7% from January 2012. Read more »

Today,  a report released by the San Diego Association of Realtors, showed a total of 1,609 single-family homes were sold last month, this figure was down 15.6 percent from November 2012, and 11.3 percent below October.

For attached homes sold in November were 761, down 19.4 percent from the same month last year, and 9.6 percent below October’s sales amount. Read more »

All projections discussed in this analysis will be updated throughout the year in subsequent quarterly reports.

Market Overview: The data provided analyzes residential real estate sales beginning in the year 2000, which is used as the base year. The number of sold listings in San Diego County peaks in 2003 at 42,746 units and decreases through 2008 to 23,972 units. *The 2013 projection shows the total number of units sold for the year will be 31,638, below the 35,935 units sold in 2012 (see figure 1). New San Diego housing bubbleSan Diego California single-family median resale home prices hit $432,000 in March, a rise of 5 percent from February, and nearly 19 percent from March of 2012.

Condos and townhomes saw an even higher increase in the median price – $285,000, which is a jump of 14 percent from February, and 30 percent from March of last year.

Normally, single-family home prices should increase 2-3% a year tops plus inflation… yet we’re seeing 20-30% increases or more? Home values are halfway back to where they were pre-2007! Read more »

A Red Flag For San Diego Home Sales

DataQuick a real estate information service announced yesterday that home sales in San Diego County increased 4.2 percent in September, compared to a year ago, while San Diego home prices rose by 11.1 percent, year over year.

The median price of a San Diego home in September was $350,000, up from $315,000 in September 2011.

Unfortunately, the same report also showed that just a total of 17,859 new and resale houses and condos sold in Los Angeles, Riverside, San Diego, Ventura, San Bernardino and Orange counties in September, . That was down 20.4 percent from 22,438 in August, and down 1.6 percent from 18,149 in September 2011. Read more »

The Standard & Poor’s/Case-Shiller home-price index released today showed that prices fell in January from December in 16 of 19 cities.

The Case-Shiller monthly index covers half of all U.S. homes. It measures prices compared with those in January 2000 and creates a three-month moving average. The January data are the latest available. Read more »
