It was reported that this week Elvis Presley’s Beverly Hills home was put up for sale. Elvis purchased this home in 1967. This home was originally sold by Elvis in 1973 four $450,000.

Today, the home is listed for sale for $12.9 million dollars. The property is just a little over 1 acre and has views of LA and the Pacific Ocean. Originally constructed in 1958, this home is a spacious 5367 ft.² four bedroom, five bath.

It’s that time of the year: The real estate industry is rolling out the shop-worn playbook of optimistic forecasts for the New Year. In San Diego these canned phrases are:

  • Solid signs of a firming market,
  • With interest rates near all-time lows,
  • Buying now is a no-brainer,
  • Get in now, before the huge pent-up demand for homes hits,
  • What a great time to buy with low interest rates and a good supply of homes for sale,
  • Act fast now, or you may be paying thousands more in a few months.

San Diego Home Values Jump Up 13 percent

In a just released report, MDA DataQuick showed that from January 2009 to January 2010 the San Diego median home price increased 5.6 percent, to $322,000. But, the real news is that on a year-over-year basis, median home price was up by 13 percent! As for the number of homes sold in San Diego, year over year, the amount was off  0.3%.

To me, a 13% San Diego home appreciation year over year would be more believable if it was negative 13%! It seems that in San Diego, the homes under $400,000 are selling quite well. The mid to upper end homes are are still languishing. Many investors are getting back into the market usually with all cash offers on lower end homes that can show a ‘better than CD ‘ rate of return. Other factors to consider are that the government buyers incentives end on April 30 and this, just like the Cash for Clunkers program, may be pulling from later in the year sales. San Diego Real Estate – 5th Largest Decline Through July

San Diego California home values showed the 5th largest decline for the latest July 2007 to July 2008 S&P/Case-Shiller Home Price Indices.

“There are signs of a slow down in the rate of decline across the metro areas, but no evidence of abottom” says David M. Blitzer, Chairman of the Index Committee at Standard & Poor’s. “Little positivenews can be found when cities like Las Vegas and Phoenix report annual declines as large as -29.9% and
-29.3%, respectively, and all 20 cities are still in negative territory on a year-over-year basis. The Sunbelt
continues to be the story, with the seven cities that basically represent that area reporting annual declines
roughly between 20 and 30%. While some cities did show some marginal improvement over last month’s
data, there is still very little evidence of any particular region experiencing an absolute turnaround.”

The table below summarizes the results for July 2008. The S&P/Case-Shiller Home Price Indices are revised for the 24 prior months, based on the receipt of additional source data.

Priciest homes in the world

San Diego homes for saleYou can own a cozy 103-room English country home, with a panic room, marble driveways and helipads for $138 million – a property that tops the 2007 Forbes annual list of the world’s priciest homes for sale.

Updown Court in Windlesham, Surrey, has 58 acres of gardens and woodlands, five pools, 22 marble bathrooms and more than 500,000 square feet of living space.

Coming a close second is The Hala Ranch, a 95-acre property in Aspen, Colorado, owned by Prince Bandar ben Sultan bin Abdul Aziz, for $135 million. The 56,000-square-foot mansion has 15 bedrooms and 16 baths.

Donald Trump’s Mansion de L’Amitie is up for sale at an asking price of $125 million. Trump bought the estate in 2004 for $41.25 million at a bankruptcy auction, Forbes.com said.

Sharing fourth place at $100 million each are Tranquility, in Lake Tahoe, Nevada, a 210-acre estate owned by Tommy Hilfiger co-founder Joel Horowitz which has a nearly 200-foot-long quay.                                                           San Diego homes for sale
