San Diego Home Prices – Highest Since 2007

In a report from the San Diego Association of Realtors the median home price was up again May. but not at the pace of a year ago. The year-over-year increase was 7 percent this May, but it was about 20 percent in May 2013.

Also, it was noted that in May, the number of active San Diego homes for sale increased to over 7,000 active home listings in the San Diego MLS system. Read more »

2013 real estate newsIt was just reported today by the La Jolla real estate tracking company DataQuick, that San Diego countywide sales total hit a 7-year high.
There were 25,419 new and used homes and condominiums sold last month in Los Angeles, Riverside, San Diego, Ventura, San Bernardino and Orange counties. Read more »

Back on July 7th I posted “San Diego real estate 2010 2nd. Half Outlook … double-dips” where I predicted the San Diego real estate market was headed for a double dip.  With yesterday’s report by MDA DataQuick, showing home sales in southern California fell 16 percent last month from a year ago, to reach their lowest level for that month since 2007. One should keep in mind September 2009 homes sales were also depressed. So, a 16% drop from last year is very telling. I believe my prediction of a San Diego double dip has unfortunately been fulfilled.

However, this same MDA DataQuick report showed median home price in Southern California rose nearly 8 percent last month from September 2009. What is really interesting about this is the fact that the San Diego home prices have been up month over month for most of 2010 and yet sales are falling!

Back on in 2005 I published “A Trend To Go National?” where I predicted the real estate sunami. At that time, I noticed even though month to month San Diego home prices were still rising, home sales number were falling. This is exactly the same situation we are now seeing in the San Diego housing market.

How can San Diego home prices continue to rise while home sales are off double digits?

Even during our seasonally peak home selling marking time from the spring through the summer, San Diego home sales fell once the government rebate ended.

San Diego-based MDA DataQuick reported yesterday, that an estimated 27,858 new and resale houses and condos were sold statewide last month. That’s compared to 41,837 in December and 29,458 statewide in January 2009. California home sales dipped 33.4 percent in January from December, and 5.4 percent compared to January 2009. Read more »

San Diego Home Sales Take Huge Drop

According to the California Association of Realtors San Diego home sales were down 13.4 percent from July 2009, but, were actually up slightly from August 2008.

The median price of an existing single-family home in San Diego County last month was $375,710, up 0.8 percent from $372,640 the previous month, but down 3.3 percent from $388,710 in August of last year.

The statewide median price of an existing single-family home was $292,960 last month, up 2.6 percent from $285,480 in July, but down 16.9 percent from $352,730 in August of last year.

Properties in the $500,000-and-under range, which used to be unheard of in some areas, are now common. But, there are signs that the San Diego market has hit bottom and could be poised for a rebound.

The Standard & Poor’s/Case-Shiller Home Price Index reflected an increase in San Diego County home prices in June and July.                                                    Los Angeles real estate agents

San Diego California Home Sellers Lose Big

San Diego home valuesMDA DataQuick .. Real estate research firm reported about two-thirds of property owners who sold homes in San Diego County this summer lost money. The average loss was $161,000, or 35.5% less than the home had sold for previously.

DataQuick's report also said of the 4,318 homes sold between June 22-Aug. 22… 2,624 or 62.7% were sold at a loss. Many of the sales were foreclosures. Losses on foreclosures running 39% off the previous sale price, compared with a 27% loss for nonforeclosures.  

In some San Diego zip codes, foreclosures amounted to nearly 90% of all sales. Many of the other sales were short sales.              San Diego CA real estate agents
