California Real Estate Licensees Decline

California real estateRecent information released by the California real estate department showed a huge drop in the number of people taking the state examination.

In January 2000, the total licensee population stood at 303,000.  In the next seven years, the licensee population grew every single month before peaking in December 2007 at 548,959.  In 2005, the DRE was administering thousands of licensee examinations a month, setting a record in April 2005 by testing more than 22,000 would-be brokers and salespersons. 

To put things in perspective, less than 2,500 persons have sat for the real estate examination during the first quarter of 2008.  Moreover, January 2008 marked the first time in 84 months that the licensee population declined, a trend that continues through today.  These numbers reveal something else: Nearly half of the licensees obtained their real estate license in the past seven years.  San Diego California real estate agents

    Real estate should always be thought of as long term investments. People who buy properties whether in San Diego or anywhere else must realize that the potential for loss is ever present.

    People bought homes that they shouldn’t have, and they STILL DO. How far should the responsibility of the Realtor span? A real estate broker may have a client choose a house on the corner of a busy street in a flood zone. Maybe the house used to be a meth lab. Maybe the house has been on the market for twelve years, but this particular client loves it, despite all the disclosures and against all sound advice, and wants to buy it. Maybe the reason it’s been on for 12 years is that the seller won’t take less than full price and this particular buyer is willing to pay full price! Is it going to be the real estate professional’s fault if the client purchases the home and can never sell it again? Should the real estate professional act like God and tell that client that he/she REFUSES to sell them the house. (BTW that would be a violation of the client’s rights and a breach of agency)
