The following is a market data summary of detached and attached properties as reported by the San Diego County MLS system. The data includes all zip codes in San Diego County. * All 2013 data in figures 1 through 4 will be projected based on market data taken from January through June as reported by the San Diego County MLS system. All projections discussed in this analysis will be updated throughout the year in subsequent quarterly reports.

Market Overview: The data provided analyzes residential real estate sales beginning in the year 2000, which is used as the base year. The number of sold listings in San Diego County peaks in 2003 at 42,746 units and decreases through 2008 to 23,972 units. *The 2013 projection shows the total number of units sold for the year will be 31,638, below the 35,935 units sold in 2012 (see figure 1). The National Association of Realtors said today that sales rose a tiny .4%  in January compared with December 2012, to a seasonally adjusted annual rate of 4.92 million. That was the second-highest sales pace since November 2009.

In December, sales declined to a seasonally adjusted annual rate of 4.9 million from 4.96 million in November, according to revised figures released today. The December drop was linked, in part, to the tight supply of homes. Read more »

Pending Home Sales Sept. 2012

The National Association of Realtors forward-looking pending home sales index rose slightly in September, continuing a steady upward climb that’s lasted several months.

Pending sales were just up 0.3% to 99.5 from 99.2 in August. The index had hit a two-year high of 101.9 in July before slipping 2.6% the next month.

New Home Sales Drop 36.5%

Today the Commerce Department reported new home  sales tumbled 12.6 percent to a seasonally adjusted 284,000 unit annual rate after a downwardly revised 325,000-unit pace in December. But, the big news in this report was a 36.5 percent drop in new home sales in the West.

The report showed that for January there were 188,000 new homes available for sale, the lowest since December 1967.  The new home sales for January were down by 18.6 percent compared to a year ago.

Now from the ‘It’s always a good time to buy real estate crowd’ National Association of Realtors today, released a separate report that showed existing home sales in the U.S. rose for the third consecutive month in January.

The existing home sales rose 2.7 percent in January to an annual rate of 5.36 million. Many had expected the existing home sales to have also been down in January.

Canary in the Gold Mine

real estate outlookGreece is the ‘canary in the gold mine’ and is emblematic of all the debt that western countries now have on its books and NO real way to pay the debt down or off. And this includes the USA. A total collapse isn’t out of the realm of possibilities. More and more economists have said as much since the Great Recession began and what the Great Recession brought to light was all the debt and financial chicanery used to prop up the GNP of most western nations, especially the USA.
