Real Estate Termite Inspections

Here in San Diego California where the average  residential resale prices now over $500,000, most homeowners realize the value of maintaining their property and so any landscaping maintenance or peeling paint is usually addressed quite quickly. But when it comes to one of the most destructive conditions  that face homeowners, the vast majority elect to go with the out of sight out of mind philosophy.

Sure, but I’m talking about here is termites and dry rot. These are two main things that San Diego pest control companies look for when doing a home inspection. I don’t think that there’s many homeowners who haven’t seen houses that are tented to eradicate termites. It’s unfortunate but this usually occurs because the home entered escrow and the purchaser requested a termite/pest control clearance.

Now what I mean by its unfortunate that that’s when it usually occurs, is because I equated to having a personal health issue. usually when one has some type of unusual health condition that has just developed, they’re going to immediately go to their doctor to be diagnosed and hopefully have the situation corrected before it worsens. But, this is not true when it comes to your home and termite damage. In less you really know what to look for, and where to look, termite damage can be ongoing for many years before it’s quite apparent.

Now, the easy solution to this is to have  of professional termite inspection on an annual basis or at the very least, once every two years. The typical termite inspection cost is usually below hundred dollars.  this is well worth the cost to protect your home from extensive damage that would otherwise go undetected. What many San Diego homeowners do not realize is that the cost to eradicate the termites, let’s say with the typical tenting and poison gas, may cost $1500-$3000 or so depending on the structure in the square footage. The cost to repair the damaged wood, and this is especially true if their structural members can be many, many times the cost of eradication.

I’ve personally seen wood  to buy four boards, where you could poke your finger in them because the entire insides were eaten away. The only thing keeping the shape of the board was the exterior paint. So, obviously board like this have no structural integrity at all and have to be replaced.
