San Diego Landlords Get Screwed

San Diego Landlords Get Screwed

*Update San Diego just extended the eviction/foreclosure ban until the end of September.

The Constitution protects property rights through the Fifth and Fourteenth Amendments’ Due Process Clauses and, more directly, through the Fifth Amendment’s Takings Clause: “nor shall private property be taken for public use without just compensation.”

Newsom – I’m not naive!

Newsom – I’m not naive! – Just my opinion

California housing crisis - Newsom - I'm not naive

Wow, I sure didn’t hear the whole Newsom press conference today, but what I heard was just crazy! First of all, I don’t know how many of you have listened to these but in almost everyone and in today’s, I heard it at least two times he has a statement like this: “don’t assume I’m naïve”. Sure, I don’t assume he’s naïve but he sure assumes the majority of California voters are!

California Real Estate Crash?

California Real Estate Crash

The hardest thing to ever predict is “When” will the markets crash. In this video, I will show you what new things are developing in the real estate and mortgage markets and we will try and take a guess to predict the timing of the next real estate housing correction.

Here are 3 major factors that discuss in depth in the video:

1. Debt Loads U.S. households are cracking under the weight of the debt they’re carrying. Household debt has risen for 23 straight quarters – and as of April, it stands at $14.3 trillion, according to the Federal Reserve Bank of New York. Auto debt’s been rising steadily for 36 months and now totals $1.35 trillion. Student loan debt exceeds $1.42 trillion. Credit card debt totaling more than $1.079 trillion just saw delinquencies rise 9.09% in April – to their highest level in two years. Read more »

California Rental Real Estate in Trouble

California Rental Real Estate

Hundreds of thousands of renters may miss rent payments for May as the coronavirus crisis enters its third month in the U.S. For smaller landlords, that means facing their own financial crisis. WSJ’s Jason Bellini reports.

This lady leveraged too much. She should’ve only bought what she can afford and not borrowed so much from the bank. Sounds like she put all her eggs in one basket.

Even if banks defer home loan repayments, but what about water, trash pick-up, real estate tax, house maintenance…etc? Governments are still sending bills to landlords. California unemployed renters are getting up to a $1,0000 a week now, why can’t they pay rent? Read more »

California’s Push Against Private Real Estate

California’s Push Against Private Real Estate

California's Push Against Private Real Estate - San Diego Residential Property Outlook

New Proposed bill will reduce California rents by 25%.

Just when you think there cannot be any more draconian California measures taken against the real estate market, a bill in the California legislature, if enacted, would reduce rents by 25%!

Sure, I know this sounds crazy, but it is in fact a real possibility! The California legislature’s bill is AB 828 proposed by San Francisco Democrat assemblyman Phil Ting.

This bill like the entire liberal progressive agenda is being pushed under the guise of a coronavirus measure. It has absolutely nothing to do with our current pandemic. I will clarify that a little does have to do with our pandemic of stupid liberal progressive ideas forced upon the middle class in California! Read more »

San Diego Real Estate Market in a Pandemic

San Diego Real Estate Market Pandemic

San Diego Real Estate Market in a Pandemic

In just a month, our nation went from a stock market reaching all time highs and a very prosperous nation, to a nation entering what realistically looks like another Great Depression!

In two weeks ten million people went on unemployment.  Our Government suspended April 15 Tax Day, put a moratorium on many rent payments and mortgage payments.  We also saw what was anticipated to be a two week stay at home lockdown, almost immediately morph into a six-week remain at home and social distancing effort to flatten out the rising curve of infection, and so, not overload our healthcare system. Than we had the Government speedily pass what could easily be  a $6 trillion dollar rescue bill. Read more »

Coronavirus & San Diego Real Estate

Coronavirus & San Diego Real Estate

San Diego California Real Estate - Coronavirus & San Diego Real Estate

10Ac property listed & sold by Bob Schwartz

As we all know, these are strange and trying times for everyone in the country. Originally, in California, Realtors weren’t considered an essential service. I understand that the California Association of Realtors was trying to get that changed and although it wasn’t changed yet in California, the Trump administration did declare that Realtors are essential.

As far as residential real estate sales go, the figures are not yet in for March. The February figures that did come in last week, show that the market was still strong. But, as we all know, now this pandemic has had a drastic effect on almost every type of business including real estate throughout the country. Read more »
