Data from the California Association of realtors shows that the average residential detached home sales price it $605,000 in December 2017! in January 2018, the average residential detached home in San Diego selling price was actually a little lower and came in at $590,000!

But, for comparison purposes, out of the six Southern California areas ( Los Angeles, Orange,Riverside, San Bernardino, San Diego, and Ventura) in this report, San Diego actually came in and third-place. of the six Southern California areas in the report the average residential sales price for a detached home was the highest in Orange County, at a staggering $780,000! in second place, was Ventura at $660,720. the lowest priced average home sale for the six areas studied in Southern California was San Bernardino, which came in at $277,000. The S&P Case-Shiller home price index was just released. And he showed that nationally the average residential home price increased in January and now show a annual rise of 5.7%!

It seems that because all of our shortage of supply in the residential housing market home prices that are now rising at twice the rate of inflation!

Here in San Diego California home prices rose by 4/10 of 1% from December 2015 to January 2016 according to the Case-Shiller report. Actually that increase was 2/10 of a percent lower than the monthly increase reported by Case-Shiller for the period of November to December 2015. But, on an annual basis home prices in San Diego according to Case-Shiller have increased by 6.9% substantially over the national home price increases. Read more »

New York, January 26, 2016 – S&P Dow Jones Indices today released the latest results for the S&P/Case -Shiller Home Price Indices, the leading measure of U.S. home prices. Data released today for November 2015 show that home prices continued their rise across the country over the last 12 months.

The S&P/Case – Shiller U.S. National Home Price Index, covering all nine U.S. census divisions, recorded a slightly higher year-over-year gain with a 5.3% annual increase in November 2015 versus a 5.1% increase in October 2015. The 10-City Composite increased 5.3% in the year to November compared to 5.0% previously.The 20-City Composite’s year-over-year gain was 5.8% versus 5.5% reported in October. Read more »

San Diego home pricesToday DataQuick a research firm reported that the San Diego California median price for new and existing houses and condominiums reached $368,000 in May, up almost 25 percent from the same period last year!

This marks 14th straight months of annual gains for Southern California median home prices.

Home sales were up in Orange and San Diego counties, but San Bernardino and Riverside counties posted home sale declines.

It seems to me that the combination of today’s low interest rates forcing many investor groups as well as individual investors into the Southern California real estate market in order to generate a decent return on their investments. Usually, these groups look for condos and homes at the lower end of the price range and buy them for all cash, when they believe they’ll be able to rent them out and generate a much higher return on their investment capital than if that cash was just sitting in CDs.

I see a red flag here, with the fact that double-digit home appreciation in our general lack luster economy seems to indicate a ‘feeding frenzy’ occurring just when interest rates seem to be firming up. Increasing interest rates are a double-edged sword here, because they offer investors other alternatives while at the same time, decreasing potential home buyers purchasing power.
